There isn’t one Marbella property market — there are many. “Marbella” covers a long stretch of coastline and a collection of very different neighbourhoods, from beach communities in the east to the town, the Golden Mile, Puerto Banús, golf communities and San Pedro. So the first decision isn’t which property to buy — it’s which Marbella you want to live in.

Marbella is a market, not one place

The municipality extends along almost 28 kilometres of coastline and contains numerous neighbourhoods. A family looking for beaches and practical living, a golfer, someone wanting a walkable town, and a prestige buyer prioritising privacy and views may all say “I want to buy in Marbella” — but they should probably be looking in completely different places. A portal can show hundreds of Marbella listings; the more important first step is narrowing down which part of Marbella suits how you want to live.

Conrisa local tip: decide the life you want before the postcode. Beach mornings point one way; golf several times a week another; walking to restaurants changes the search again; so do schools, nightlife and wanting privacy. East Marbella

From the eastern side towards Mijas Costa: Río Real, Los Monteros, Las Chapas, Elviria and Cabopino. Beaches, golf and lower-density communities — and the part closest to our La Cala base, where our first-hand knowledge is strongest.

Town & the Golden Mile

An established Spanish town with historic centre, seafront and services; heading west, the Golden Mile creates a very different environment between Marbella and Puerto Banús, with hillside communities above for privacy and elevated positions.

Puerto Banús, Nueva Andalucía & San Pedro

West of central Marbella the market changes again: Puerto Banús centres on marina life; Nueva Andalucía is a major golf-associated residential area; San Pedro de Alcántara is a functioning town in its own right.

There isn’t one — it depends on budget and whether you prioritise beach, golf, walkability, schools, nightlife, privacy, town life or views. The better question is which part best suits how you want to live.

East Marbella — Cabopino sits near the Mijas Costa boundary, useful for comparing Marbella with Calahonda and La Cala de Mijas.

What does “Marbella” mean on a listing?

Not every property advertised as “Marbella” offers the same lifestyle. With almost 28 km of coastline, a listing may carry “Marbella” while being many kilometres from the town centre — in East Marbella, near Puerto Banús, in a golf community, on the hillside or close to San Pedro. Always check the precise neighbourhood, not the municipality name.

Where is best for golf?

Nueva Andalucía is a natural start (the Golf Valley); Río Real and other parts also provide good access. Tell us which courses or golf routine matter, not just “near golf.”
