Property for sale in Elviria
Elviria is one of the most established residential areas east of Marbella, known for its beaches, family communities and international schooling. It stretches from the coast up into the hills, so the useful question isn’t whether you want Elviria — it’s what your daily routine should look like: a walk-to-the-beach coastal base, or a quieter home in the hills with space and views.
Living in Elviria
Elviria combines some of the coast’s best-known beaches — including the Nikki Beach stretch — with well-established residential communities, international schooling and golf at Greenlife. Nearer the coast you get beach access and a walkable, resort-style daily life; further inland and up into the hills you trade some of that convenience for space, quiet, greenery and views, with more reliance on the car. Both are “Elviria”, but they produce very different weeks. The area name is only the starting point.
Conrisa buyer tip: In Elviria, “close to the beach” and “in the hills” are very different lifestyles at very different price points. Decide which daily routine you’re actually buying before you compare properties.
Where to buy in Elviria
Start with the routine that fits your life — then let that narrow the search.
Coastal Elviria
Nearer the beaches and beach clubs, with a walkable, resort-style daily life. The most convenient for the sea and everyday amenities — and generally the most sought-after positions.
Hillside & inland
Up into the hills for more space, greenery, privacy and views, often better value per square metre — in exchange for more car dependency and a short drive to the beach.
Family & school-led
If children are a factor, choose the school first — English International College is in the area — and build the search around a realistic daily route to it, then weigh coastal vs hillside around that.
Elviria’s hillside can be genuinely elevated — don’t assume a “sea view” is unobstructed, or that a beach-side address is quiet in summer. Check both from the property itself.

Somewhere else may suit if
You want a walkable town centre with concentrated services (Marbella town, San Pedro or Fuengirola), marina life (Puerto Banús or Cabopino), or to be right in the middle of Marbella’s prestige coastal corridor (the Golden Mile).
