Buying services
Buying on the Costa del Sol, with someone on your side
Finding properties online is easy. Knowing which area suits you, which homes are worth viewing and how to navigate a purchase in an unfamiliar country is harder. We help international buyers make those decisions — from the first conversation through to completion, in English, Spanish, Norwegian, Swedish and Danish.
Buying abroad shouldn’t mean figuring it all out alone
Our buying service is designed particularly for international buyers who are searching from outside Spain, are unfamiliar with the market, don’t yet know which part of the Costa del Sol suits them, want help separating genuinely suitable properties from everything online, prefer to handle the process in their own language, need local coordination while away from Spain, or are considering a property that may need renovation after purchase. If you already know the exact property, area and process, you may need less from us — that’s fine too. We adapt the service to what you actually need rather than manufacture work you don’t.
How Conrisa helps you buy
From your first brief to the keys.
01
Understand what you want
Before sending properties, we talk about how you want to live — beach or town, schools, golf, privacy, permanent or part-year, open to renovation. Those answers make the search far more useful.
02
Choose the right area
The Costa del Sol is not one market. La Cala, Riviera del Sol, Fuengirola, Marbella, Nueva Andalucía and Mijas Pueblo offer very different lives. We help you compare before committing to a postcode.
03
Shortlist what’s worth your time
Most agents share a largely common network. Our value isn’t more listings — it’s eliminating the wrong ones and explaining the compromises: location, orientation, access, condition, walkability and views.
04
Arrange and manage viewings
We help you look beyond presentation: what the street is really like, whether you can genuinely walk where the listing says, orientation, parking, community, and whether it works on an ordinary Tuesday.
05
Handle the negotiation
When you’ve found the right property, we help structure your offer and negotiate the commercial terms, explaining what’s happening clearly. Legal and contractual advice stays with your independent lawyer.
06
Coordinate to completion
Once an offer is accepted we stay involved on the property side — keeping communication flowing through reservation, the contractual stages and completion, while your lawyer protects your legal interests.
Our job isn’t to give you more properties. It’s to help you make a better decision about fewer of them.
What we do — and what your advisers do
One purchase, different responsibilities. We don’t try to replace the professionals whose expertise you need — we keep the property side connected. We strongly recommend appointing your own independent Spanish lawyer before committing to a purchase.
Conrisa Properties
Property search, area selection, shortlist, viewings, commercial negotiation and coordination of the property transaction.
Your Spanish lawyer
Legal advice, due diligence, checking ownership and legal status, reviewing contracts and protecting your legal interests.
Tax & finance
Your tax adviser handles your personal tax position; your bank or mortgage adviser handles financing; technical professionals advise on surveys or inspections.
Five languages, one buying journey
We work with buyers in English, Spanish, Norwegian, Swedish and Danish — from the first conversation through viewings, negotiation and completion. Buying abroad involves enough unfamiliar terminology already; language shouldn’t make it harder.
Common questions about buying with Conrisa
What does Conrisa do for property buyers?
We help buyers define what they’re looking for, choose the right Costa del Sol area, shortlist suitable properties, arrange and manage viewings, negotiate the commercial terms and coordinate the property side of the purchase through to completion — working alongside your independent lawyer and other advisers rather than replacing them.
Do I need my own lawyer when buying property in Spain?
We strongly recommend it. Your independent Spanish lawyer protects your legal interests, carries out due diligence, reviews contracts and advises on the legal aspects. Conrisa is your estate agent and does not provide legal advice.
Can Conrisa help me buy from abroad?
Yes. We regularly work with international buyers and can manage much of the search and coordination while you are outside Spain. What can be handled remotely depends on the transaction; your lawyer can advise on arrangements such as powers of attorney where appropriate.
What if the property I buy needs renovation?
We also offer renovation services, so if you’ve found the right location but the property needs work, we can discuss its potential and how the project could be approached. See our Renovations service.
What does Conrisa’s buying service cost?
Fee arrangements can vary depending on the property, transaction and services required. Before you commit to any service, we’ll explain clearly whether any fee or charge applies to you. There should be no ambiguity about what you’re paying for.
Start with how you want to live
Don’t start with hundreds of properties. Tell us what you’re looking for and how you plan to use the property. We’ll narrow the area first, then the properties worth your time, and guide the purchase through to completion. No pressure, no obligation to buy.
