We start with how you want to live
Portals begin with bedrooms, price and a postcode. We begin with questions — do you want to walk to the beach, avoid relying on a car, play golf, be near a particular school, live here six weeks a year or 365 days? Those answers narrow the lifestyle, the area, then the property. We’d also rather raise an inconvenient question early — the view that isn’t what the photos suggest, the walk that’s really a drive — than let it become an expensive surprise later.

Local knowledge has limits — and we say where ours are
Our strongest first-hand knowledge is around La Cala de Mijas and the Mijas Costa, continuing into Fuengirola and across Marbella — and we sell right across the Costa del Sol, inland Andalucía and beyond. Where an area is outside our immediate patch, we say so and work through the wider network. We don’t sell postcodes: “Marbella” covers very different neighbourhoods, and San Pedro is a town in its own right, not simply “near Puerto Banús.” Our area guides are built around those decisions.
